    Description

Ten minutes from Castlegar and along the pristine bubbling Pass Creek you are transported to a charming acreage and home. Immediately upon arrival, sweeping views of the Sentinel Mountain cliffs provide a stunning backdrop, enhanced by the surrounding mature fir and cedar trees on the property. Combined with irrigated lush green lawns, apple, pear, plum, cherry, walnut trees, and blueberry, strawberry, and raspberry bushes, it is tempting to simply lounge on the patio furniture and indulge in the vistas.

With a gated entrance, the driveway and plentiful parking areas are fully paved. A single-car enclosed garage is separated from the home with a covered breezeway. The breezeway also passes through to the backyard and a paved patio area—perfect for BBQs and entertaining.

Upon entering the main level, the country kitchen welcomes you with unobstructed views through the dining and living room and out double glass patio doors—bringing the great outdoors inside. Just outside these glass doors, the deck invites a morning coffee while watching the sun rise as the forest and cliffs ‘wake up.’ Beautiful birch cabinetry, tasteful countertops, and efficient appliances inspire you while preparing meals to share with family and friends. The three bedrooms, including the primary bedroom, and a full bathroom complete this main level.

The basement level has an enormous recreation room with plenty of space for a pool table and shuffleboard. Depending on your vision, you may see this as a secondary living/TV room with a pullout sofa for guests, or even a gym. Additional features on this level are a full bathroom, large laundry/storage room, double sinks, office area, and plenty of storage for canning/preserves and more.

Thoughtfully planned out, additional buildings have been sited to maximize the lawn, garden, and small orchard visuals. A large shop provides plentiful interior and overhead space and a work bench area to take on large-scale projects. Generous storage options provide for all the shop tools and machinery, tuck away ATVs, snowmobiles, and water toys while still leaving more than ample room for other storage and ‘elbow’ room. Attached to the shop, a full-length lean-to accommodates additional area for vehicle and boat storage. An oversized shed can hold several year's worth of firewood and provides yet another option to store a recreational vehicle/trailer. A fully enclosed chicken coop with access to an outside pen provides plenty of options to shelter small animals.

For the green thumb, gardening year-round is a reality with the four-season greenhouse complete with raised beds, heating, and plumbing. Fresh produce, a pantry full of preserves, and a stocked freezer certainly provide the satisfaction of self-sustainability. Bedding plants for flower gardens, grown from seed, is another means to bring beauty to the property while minimizing costs.

The area is teeming with wildlife, including elk, deer, moose, bears, and turkeys, offering endless opportunities for nature lovers. Additionally, the property's proximity to both Pass Creek, the Columbia River, and Arrow Lakes opens doors for fishing, hunting, and exploration or a quick slip down to Pass Creek for a cooling dip in the summer heat.

    Area Data

Castlegar, within the Columbia Valley and Selkirk Mountains, is at the confluence of the tumbling Columbia and Kootenay Rivers and is the second-largest community in the West Kootenay region of BC. This is a regional trade and transportation center with an economy reflecting a mix of commerce, industry, and recreation. People flock to Castlegar for many reasons—its diverse art scene, world-class recreational activities, rich culture, and ideal location.

The West Kootenay has a distinct cultural flavor and warmth of humanity that will bring a quick smile to your face. Lifestyle is not urban rush, but a relaxed mix of outdoor rugged and urban cool. Business is important, but the lifestyle dog still wags the business tail.

West of Castlegar, the Mercer Celgar Pulp Mill was established in 1961 as the first inland sulfate pulp mill in BC. Over the decades, it has played a pivotal role in Castlegar’s economic and social fabric and the broader West Kootenay area, emerging as a key employer and community pillar. Today, the mill produces 1,200 tons of two grades of quality Northern Bleached Softwood Kraft pulps daily. It is also the most environmentally friendly pulp mill in the world.

Selkirk College is home to 80-plus nationally recognized programs serving more than 2,800 full-time learners in a certificate, diploma, bachelor's degree, co-operative education, and continuing education programs every year. The college is recognized worldwide for Hospitality and Tourism programs, as well as Resort and Hotel Management, Ski Resort Operations and Management, Professional Cooks, and Health and Human Services. Well rounding out their educational opportunities, there is a strong focus on Early Childhood Care and Education, Health Care Assistant, and the Arts.

The Castlegar Community Health Centre offers a variety of services. The centre does not have acute care beds but provides basic laboratory and radiology; urgent care; outpatient ambulatory care; community services; long-term residential care services; and/or on-site doctors’ offices. The Kootenay Boundary Regional Hospital is in Trail. The hospital is 30 km away and has 24-hour emergency and trauma services, a Level 2 laboratory, acute and obstetrical care, psychiatry, and chemotherapy.

The Pass Creek area has a fire department, community hall, neighborhood association, driftwood workshop, bakery, and convenience store with storage facilities and U-Haul services. The latter occupies the site of the former elementary school, which closed around 1986.

Recreational opportunities abound to explore the many waterfalls and hiking trails, taking you on a tour of natural beauty. Back and off-road trails, and challenging single tracks through mountainous terrain will provide the adventure and adrenaline that mountain bikers and off-road vehicles seek.

    Provincial and Regional Parks

One of Castlegar’s gems, Pass Creek Regional District Campground features 35 spacious sites, hot showers, wheelchair-accessible washrooms, Internet, and a playground. With plenty of infrastructure, bocce ball, volleyball, baseball, and soccer can be played here. The strategic location gives easy access to many beautiful nature trails, the Western Canadian Rail Trail, and fishing in the nearby Columbia River and Pass Creek. Pass Creek is a diverse watershed where rainbow trout can be seen spawning in the spring; kokanee (September), and mountain whitefish (October) in the fall.

Syringa Park north of Castlegar is near the southeast end of the Lower Arrow Lake. This park offers a smorgasbord of outdoor adventure and exploration. With a well-maintained boat launch, the water beckons for a day out. Grab your fishing line, canoe, kayak, water skis, or windsurfing board and head out. For a day on Terra Ferma remember to take your camera to capture the array of wildlife while hiking or mountain biking. Elk, deer, herds of rocky mountain bighorn sheep on the rock bluffs, small mammals, bears, coyotes, and a plethora of birds and small mammals delight camera and art buffs.

    Fishing

Castlegar is a world-class destination when it comes to freshwater angling. Whether your preference is fly fishing for trout in mountain streams, jigging for walleye in rivers, or casting for lake lunkers, there’s something for every angler who lives in or visits Castlegar. Anglers can fish for rainbows along the shores of Nancy Greene Lake, reel in some walleye or rainbows along the Columbia River, or fish the Lower Arrow Lake for rainbow, bull trout, and kokanee.

    Golf

The Castlegar Golf Club in Ootischenia is a championship 18-hole course on a secluded plateau overlooking the confluence of the Kootenay and Columbia Rivers. The course is a mix of elevated tee boxes, wide fairways, and professionally manicured greens.

    Mountain Biking/Hiking

Great mountain bike riding and hiking can be found on both sides of both the Columbia and Kootenay Rivers, and up in the Pass Creek area. The range of terrain is amazing catering to different fitness levels, skill sets, and time constraints.

    Snowmobiling

The Castlegar Snowmobile Association grooms over 70 km of phenomenal trails throughout the Norns, Ladybird and Goose Creek areas. Goose Creek is generally considered more family oriented with a groomed trail taking you right to the alpine. Ladybird is considered a much more advanced riding area. Both riding areas have warm-up cabins supplied with firewood and a barbecue to cook up lunch and just take a break out of the cold. Trails can be used in the summer for hiking, mountain biking, and ATV.

    History

Castlegar was a housing community for Cominco employees in Trail to the south, but quickly grew into a town in its own right, experiencing positive growth in difficult times. Called the ‘Heart of the Kootenays,’ Castlegar is the home of many of BC’s Doukhobors, a pacifist group of political refugee emigrants from Russia that settled in the Ootichena Valley in 1908. The history of the Doukhobors has now become part of the attraction of Castlegar, as many visitors come to see the Zuckerburg Island Heritage Park, the Russian Orthodox Chapel House, and similar sites.

Castlegar became a village in 1946. Growth accelerated with the construction of the regional airport at Castlegar in 1950. Elementary schools were opened, Stanley Humphries High School and a public library opened, and building permits totaled $176,000. It was announced that the Kinnaird Bridge would be built over the Columbia River and a $65M pulp mill would be built in the community. It was seven years before the new pulp mill was completed, but the construction period was a boom time for the village.

By 1965, the Columbia River Treaty dams, "The High Arrow" or "The Hugh Keenleyside," were underway, as was the new community "Selkirk College." Castlegar became a town on January 1, 1966. The pulp company gifted the town with a new well and began plans to build a new sawmill adjoining the pulp mill, spelling the end of Waldie's mill downstream.
